We have designated this home through Airbnb's listing settings as not suitable for children or infants

This is a privately owned home containing original artwork, antiques, collectible and decorative objects, fragile furnishings, and other items that may be easily damaged and may not be appropriate for young children. The home was not designed or childproofed for children, and these items will not be removed, relocated, secured, or otherwise altered to accommodate children.

We want prospective guests to understand this clearly before choosing to book.

Airbnb's Nondiscrimination Policy requires Hosts to allow guests to determine whether a property is appropriate for their family. Airbnb states:

“Ultimately, however, the decision as to whether a home is appropriate for a guest, their family, or their co-travelers is up to the guest.”

Airbnb has also specifically advised us in writing regarding this property that if a guest chooses to bring children despite the property's not suitable for children designation, “the responsibility for the care, safety and supervision of minors falls completely on the person who carries out the reservation.”

Airbnb's Terms similarly state that a guest bringing a minor “is solely responsible for the supervision of that minor.”

Accordingly, while we consider this particular home unsuitable for children, Airbnb requires the ultimate decision to be made by the booking guest. We will comply with that requirement.

If you choose to bring children into this home despite its disclosed not suitable for children designation, you are doing so after being expressly advised of the nature and contents of the property and after independently determining that the home is appropriate for your traveling party.

The home will not be childproofed or modified for your stay. Artwork, antiques, decorative objects, furnishings, collectibles, and other contents will remain in their normal locations.

DAMAGE RESPONSIBILITY

Guests are responsible for damage caused during their reservation in accordance with Airbnb's policies and applicable law.

Any damage to the home, artwork, antiques, furnishings, decorative objects, collectibles, fixtures, or other property attributable to the reservation will be documented and pursued for reimbursement to the fullest extent permitted under Airbnb's policies and applicable law.

This includes, where applicable, the full reasonable cost of repair, restoration, professional cleaning, or replacement when an item cannot reasonably be repaired or restored.

We will not waive or absorb damage simply because it was caused accidentally by a child. The booking guest is responsible for supervising minors, and any damage associated with the reservation will be handled in the same manner as other guest caused property damage.

By proceeding with a reservation, you acknowledge that you have been informed of the property's characteristics, its not suitable for children designation, and the presence of artwork, antiques, fragile furnishings, and other contents, and that you have independently determined that the property is appropriate for your traveling party.

Built in 1977 by a Brewster native affectionately known as "Sport," this 3 bedroom, 2 bathroom saltbox colonial was thoughtfully designed around the things she loved most: light, air, and the sea. Today, her family continues to share this special place with guests seeking something increasingly rare: a home with soul.

Unlike a typical vacation rental, Sports' Viewpoint is filled with stories. Original artwork created by family members hangs throughout the home. Antiques collected over a lifetime add warmth and character to every room. Books authored by family members (and propositioned for movies!) line the shelves, inviting guests to slow down, unplug, and settle into the rhythm of Cape Cod.

One of the home's owners is an acclaimed author whose novels have captivated readers around the world. Many of her books can be found throughout the house, making this the perfect retreat for readers, writers, artists, and dreamers alike.

The Story Behind the House

Sport grew up in Brewster when classes at the town school numbered only eight students. Years later, she returned to the town she loved and built this home on family property overlooking the bay.
Art was one of Sport's greatest passions. The Asian prints displayed throughout the home were collected by family members living in Japan during the 1930s, while other pieces were discovered in one of Orleans' beloved art shops during the 1950s.
Outside, an heirloom Van Fleet rose traces its roots back to Brewster in 1930. A cutting from the original rose was planted here when the home was built and continues to bloom each June with delicate pale pink blossoms and an unforgettable fragrance.

One of Sport's favorite things about this home was its proximity to the beach and it's easy to see why.
